Do I need a new mortgage?

If you’re a homeowner, one of the first questions you may have when it comes to moving house is whether you need a new mortgage or not? Some mortgages may be ‘portable’, meaning you have the ability to ‘port’ it when you move. You might want to port your mortgage to keep your current rate or to avoid early repayment charges (ERC).

If your mortgage isn’t portable or you simply want to find a better deal, you may need to switch to a new mortgage product. If it is portable, you will still need to reapply for the mortgage and whether it is granted or not will depend on your circumstances at the time of your application. If switching, your old mortgage is paid off with the sale of your property and new mortgage is taken out at the time of completion.

Costs associated with moving home

Mortgage valuation

A mortgage lender will arrange for a valuation of the property to be carried out when considering your application.

Conveyancing and solicitor’s fees

Your solicitor arranges all the paperwork for the purchase of your new property. They will be able to let you know the costs for their services.

Home insurance

Buildings insurance for your new home is required by lenders when you take out a mortgage with them.

Mortgage broker fee

Stamp Duty

A tax paid when you buy a piece of land or property in the UK, calculated as a percentage of the value of what you’re purchasing.

Product fee

Your lender may charge a product fee for porting your mortgage and borrowing a larger amount.

Early Repayment Charges (ERCs)

These are incurred when you pay back your current mortgage before the introductory period ends.

Lender’s arrangement fee

A fee paid to the lender for covering the cost of organising your mortgage. They will let you know how much the fee will be.

Removal fee

Fees paid for any removal services that you may decide to use.
